Kyo Garden Villa sits down a quiet side street in Negombo, just far enough from the noise of the main strip to feel like a different pace of life — and just close enough that the beach, the restaurants, and the town are all a short walk away.
What started as a family-run guesthouse has grown into nine rooms and apartments wrapped around a mature tropical garden, but the spirit hasn’t changed: this is still a place where the host remembers your name, where breakfast is served whenever you’re ready for it, and where the biggest decision of the day might just be whether to read by the pool or under the trees.

The Garden
Step through the gate and the noise of Negombo disappears. Palm trees, flowering shrubs, and years of growth have turned the grounds into something closer to a small tropical park than a hotel garden — the kind of place where birds and butterflies show up uninvited, and where every room looks out onto green instead of concrete.
At the centre of it all is the pool: long, quiet, and shaded by trees at just the right hours. It’s less a hotel amenity and more the villa’s living room — where mornings start slow and evenings wind down even slow
How We Host
We’re not a big hotel, and we don’t try to be. Rooms are cleaned properly, breakfast is generous, and if you need a tuk tuk, a tour guide, or just directions to the best fish curry in town, someone will actually know the answer — not read it off a laminated card.
Families, backpackers, couples, and solo travellers all end up here for the same reason: it’s easy. Easy to relax, easy to get around from, and easy to feel like a regular after just one stay.

A wonderful place that we have not come across. Me and my girlfriend enjoy that place. The pool was clean and the staff very friendly. The private kitchen was the best. All of their kitchen items in kitchen area. I will give 100% marks. Near the beach and we come back to have fun.

A lovely peaceful place with beautiful gardens. Nice basic room with kettle (tea bags even provided) & fridge & small balcony. The pool was small but clean & had loungers with pads & pool towels available. Lovely breakfast available to purchase if required. We only booked 2 nights as travelling on, but would definitely go back and stay again, it was good value for money.
